Roads contribute significantly to a country's progress. The success of a road can be measured by the changes it brings to an area. These changes can be seen in the form of: improved connectivity, companies setting up operations which create employment, improvements in the people's lifestyle, etc. The road network in India spans 33 lakh sq kms (approx). Recently, the World Bank conducted a study to assess the impact of the Pradhan Mantri Grameen Sadak Yojna (PMGSY), launched in 2000 to connect about 180,000 villages nationwide. Under the Yojana, almost 3, 75,000 km of new roads are being built and 3, 72,000 km of existing rural road upgraded. The study revealed the following:-
• Household incomes rose by 50-100% on an average
• Farmers received better prices for their produce
• Agricultural and animal husbandry practices were modernized
• Literacy rates rose by 10% and gender gap narrowed
• Land prices increased by 60-80% on an average
• Access to jobs improved and new businesses were started
India is also seeking $300 crore more from the World Bank to convert 6, 372 km of 19, 702 km single lane highways into double lane ones.
Roads and Real Estate
Real estate depends upon roads as it contributes to bringing value to it. Since roads bring in developments to an area, a housing / plot project located near a road draws the interest of investors and end users. An important observation from the World Bank's study is that land prices increased by 60 - 80% on an average. The new roads being constructed and existing roads being improved translates into good news for India's real estate.
With this in mind, Expat Properties introduces you to its plot and apartment projects in Western and Southern India. Some of the National Highways (NH) which have proximity to Expat's properties are: NH 7, NH 7A and NH 17 (which is being widened to four lanes). There are also State Highways and other roads that have proximity to the properties. Besides being located near important roads, the properties are competitively priced and are also located near developments which will steadily increase their value. The lands on offer are agricultural as well as non agricultural.
Looking at the importance of roads, Expat Properties invites you to a beneficial partnership by investing in real estate.
